Owner payouts hit your account twice a month — on the 7th and 23rd. The 7th covers rent collected from the 16th to end of the prior month. The 23rd covers rent collected from the 1st to the 15th of the current month.
Credit check, income verification (3x rent minimum), eviction history, criminal background where legal, and verifiable rental references from prior landlords. You see the screening report before we sign anything.
We file the eviction. We coordinate with counsel, attend the hearings, and handle the lockout when it comes to that. We also re-list and re-tenant the unit fast.
Tenants submit through an online portal. Vetted vendors respond. You set the spending threshold above which we get your approval (default $250). Every job comes back with a paid invoice and photos.
Yes. We're fluent in PHA, voucher inspections, HAP contracts, and the Section 8 rent schedule. Many of our owners run mixed-tenancy portfolios.
Annual, with 30-day termination. We don't trap owners in long contracts — if we're not earning the fee, fire us.
Yes. Owner portal access is real-time: rent collections, expenses, work orders, lease dates, vacancy status. Monthly statements arrive by the 5th. Year-end 1099 by January 31st.
L&I rental license (Philadelphia), lead-paint disclosure compliance, PRCL registration, smoke/CO detector certifications. We track expirations and renew on your behalf.
Schedule walkthrough, document with photos, deduct legitimate damages from security deposit per Pennsylvania/New Jersey law, return balance with itemized accounting within the statutory window.
