No heat below 50°F outside, no running water, gas leak, sewage backup, active flooding, electrical hazard, broken exterior lock that compromises security. Anything else, submit through the portal.
Depends on your lease and the property. Many of our units allow pets with a pet deposit and monthly pet fee. Check your lease or ask before adopting.
No — subletting is prohibited under most of our leases. If you need to break the lease, contact us; we may be able to work out a lease takeover.
We'll reach out 60–90 days before your lease expires with renewal terms. If you want to stay, sign and send back. If you're moving out, give us written notice per the timeline in your lease (usually 60 days).
After move-out, we walk the unit, document any damages beyond normal wear, and return your balance with an itemized accounting within the statutory window (30 days in PA, 30 days in NJ).
